An exemplar scheme

Embedded sustainability has been a core component of the scheme from the outset. SH2 responds to changes in legislation and future proofs the development. The sustainability proposals are ambitious.

An exemplar CO2 reduction strategy:

Passive design and energy efficiency will achieve a CO2 reduction of 15–20% better than Part L 2006, before the incorporation of CHP and renewables.

A community heating strategy with a CHP system will reduce CO2 emissions by 10–17%. The scheme will be compatible with connection to a city-wide district heating scheme, (should this be developed in the future) and will allow incorporation of other renewable energy systems.

A ground source heat pump / borehole cooling system (current estimated total capacity 2.5MW) will reduce CO2 emissions by a further 5-7%.

CO2 emissions at Station Hill will be at least 30% better than Part L 2006.

Exemplar target ratings under the Code for Sustainable Homes, BREEAM Offices 2008 and BREEAM Retail 2008:

SH2 seeks to achieve:

a Code for Sustainable Homes Level 4 rating for the residential areas;

a BREEAM Offices 2008 ‘Excellent’ rating for the office spaces;

a BREEAM Retail 2008 ‘Very Good’ rating (design stage) / ‘Excellent’ rating (potential fitted-out score) for the retail spaces.

Reduction of SH2’s environmental impact during
design, construction and operation:

SH2 will secure:

reduction in CO2 emissions;

reduction in water consumption and improved rainwater management;

reduction in waste arising and facilitation of waste recycling, during construction and operation;

optimum use of sustainable modes of transport; and

increase in ecological value of the site and biodiversity.
