The 3.25-acre site is bounded by Station Hill to the north, Greyfriars Road to the west, Garrard Street to the south and Station Road and the Thames Tower to the east.

Station Hill contains the Station Interchange including the railway station, one of the busiest mainline stations outside central London and a major generator of vehicular and pedestrian movements. Because it is so close to the station, Station Hill provides excellent pedestrian access and is a highly visible landmark for those passing through or entering Reading by bus and rail.
